It is summer and many are planning vacations either abroad or domestic.  Picking up   treasures from our travels is fun and tempting.  Décor items especially.  Think  “Flat”.  Things that will fit in your suitcase or carry on.    Unframed artwork, maps of the area, antique or vintage. Your photos that can later be framed as a memory.  Textiles, in yardage that you can have made into pillows or bedding.  Tablecloths of beautiful printed totes from the area.  Visiting a foreign country find books in the countries language, hopefully with pictures.  You can bring home your treasures in small amounts for tremendous memories.    By Pam Stovall

Don’t Get Short Changed by a Pocket Listing

Recently at an office meeting one of our colleagues boasted that she had a new Pocket Listing. I asked, just out of curiosity, for an explanation of what her interpretation of what a Pocket Listing was. She stated that she would like our office agents to have a heads up before her new listing went on the MLS. She fully intended to put it on the open market and give it a proper and ample time frame to achieve the best possible net for her sellers No harm, no foul.

Unfortunately, many agents use the Pocket listing as a way to       double end a transaction without giving the property a fair chance at the market. These agents convince their sellers that they can save them the trouble of going on the market and even offer, in many cases, a discounted commission schedule. The problem is, if the listing is submitted to the multiple listing  services (MLS), the seller can often net tens of thousands of dollars more. I would equate this technique to selling an expensive watch or diamond ring at a garage sale versus placing them on Ebay thus allowing full exposure over a reasonable period of time. In the later case the seller would receive bids from a multitude of interested buyers and they could then choose from the highest and best buyer to the sellers best advantage.

The Stovall Team recommends the following 9  points with respect to pocket listings:

1. Generally speaking Pocket Listings are not beneficial to the sellers.

2. Always prepare your property and don’t rush to the market. Properly prepared and staged properties will always achieve a higher net to the seller, it’s a fact.

3. Always place your property on The Multiple Listing Service (MLS) and allow not less than 7 days buy preferably a  minimum of 14 days of market exposure before accepting an offer.

4. Don’t be rushed to accept an early offer even if it is  represented by your listing agent.

5. Do the math…even if you are offered a special  commission rate by your listing agent you could be saving as little as $2,500 to lose $10,000 or more. These figures are just an example but make a credible point.

6. Ask for references before you choose an agent.  The really good agents will have several satisfied clients willing to talk to you about the service they received, There are many good agents and finding the right fit for you is very important.    However, the 90/10 rule does apply, 90% of the business is done by 10% of the agents. Hiring the wrong agent can be like going on a bad date or worse.

7. Hire an agent that will spend time and money on the  marketing and selling your home versus spending most of their advertising dollars on promoting themselves. You’ll   appreciate the end result.

8. Ask your agent to provide their marketing plan. The Stovall Team will provide a concise step by step plan form listing to delivery of your proceeds check at close of escrow. As  interest rates go up and other sellers enter the market a proven plan will be invaluable to your bottom line.

Fountain Valley Summerfest June 28-June 30!!

The Fountain Valley Summerfest Committee, in partnership with the City of Fountain Valley is launching its 5th annual community celebration called “Fountain Valley Summerfest” to be held last weekend of  June 2013 at the Fountain Valley Sports Park at Brookhurst and Heil. This 4-day celebration will include carnival rides, food and beverage booths, game booths, local entertainment, exhibitors, non-profit organizations, live music, beer/wine garden, Live Sports Tent, the Fountain Valley Classic Car & Truck Show, and the Dog Day Afternoon event.

Home appraisals no longer derailing sales.

Consider this one more sign that the housing market is heating up: Appraisers are putting higher values on homes again, allowing for more deals to go through. During the housing bust, sales were often derailed by low-ball appraisals that fell far shy of a home’s selling price. For example, if a home cost $500,000 and required a 20% down payment of $100,000, the buyer would need to finance $400,000. But if the appraiser valued the home at $450,000, the buyer would only be eligible for a $360,000 loan — making the home too costly for some buyers.

But now, as home prices climb and housing inventories shrink, appraisers are valuing homes at or above their selling prices, according to Lawrence Yun, chief economist for the National Association of Realtors. Between 2008 and 2010, appraisals for more than a third of Seattle-based real estate agent Michael Ackerman’s sales came in below the selling price. So he had to get creative.
“I started pulling out the key boxes at the homes so the appraisers couldn’t get in,” said Ackerman. “They had to call me to let them see the home. I would bring a packet of comparables along and explain what I used to price the home.”
But now, with home prices posting such strong gains, those strategies may not be necessary anymore.  “I’ve closed 15 homes so far this year and none of the appraisals have come in below the selling price,” said Ackerman. He was certain a recent deal in Wallingford, Wash. was going to fall through when the buyer agreed to pay $755,000 — well above the average $690,000 other homes in the area had sold for. When the appraisal came in at the full selling price “everybody’s jaws dropped,” he said.

And in some of the hottest markets, appraisals are coming in well above the selling price.
Agent Eric Tan said one appraiser did a “drive-by” of a West Covina, Calif., home he was selling in April. “He didn’t ask for any comps, to see the inside of the house, or even schedule a time to meet with me. He wrote up the appraisal right at the purchase price,” he said. “I was able to sell the client’s home for about $40,000 more than I thought the appraiser would value it.” In Jacksonville Beach, Fla., where prices have soared 15% over the past 12 months, agent Cara Ameer was “holding her breath” when it came time to get an appraisal on a two-bedroom townhouse she sold for $5,000 more than its $189,000 asking price.
“It was FHA financing and [the FHA is] typically much more strict,” she said. That appraisal too ended up coming in above the selling price.
