Q. About to put house on market but still cleaning out a few closets. It’s an older home but very nice, in a sought-after location but some things have been replaced over the years.

Should I get an inspection before even calling Stovall Team so that I could fix things before putting the house up for sale?

A. It’s usually not a good idea to order a professional home inspection prior to going “On The Market”. Consult the Stovall Team first. We will be happy to walk your property with you and point out obvious and immediate needed fixes. We will also offer suggestions for cosmetic repairs and placement of furniture items. These services are all a part of our regular program and are complimentary with our listing services.

The buyers will likely order a professional home inspection after their offer is accepted. You will then be presented with a copy of the buyer’s inspection report and more than likely a Request for Repair document. We will assist in negotiating a reasonable resolution to all repair requests. This is a very crucial part of the transaction and The Stovall Team will help to navigate you this process successfully.

We do, however, suggest that you get a Termite Inspection up front. The buyer will normally request and expect a Section One Termite Clearance. We can recommend a Termite Company that we have used, successfully in the past.
